Maintenance

Please take care of the following maintenance guidelines of the property:

  • Ventilate the sleeping rooms, bathroom and living room on a daily basis
  • Mould should be prevented with the appropriate liquids (i.e. ‘HG Schimmel-, vocht- en weerplekkenreiniger’)
  • To prevent calcium residues in the bathroom on the walls, glass panels & water taps with the appropriate liquids (i.e. ‘AH huismerk badkamerreiniger’)
  • Do not use a high pressure nozzle to clean the patio tiles, as this will increase the porosity of the tiles. Please remove green residues with the appropriate ecological liquids available in the shops.
  • Do not put any hot pans on the kitchen dresser in order to avoid burning marks.
  • Check the water pressure of the heating equipment every quarter
  • Apply the provided floor dedicated floor cleaner (i.e. Bonaclean) on the parquet floor on the ground level of the property on a monthly basis. The parquet floor is sensitive to scratches, so this should be prevented by using the appropriate anti-scratch tools available in the market (i.e. www.scratchnomore.nl). Also use a protection mat under your garbage can in the kitchen in order to prevent scratches and stains in the parquet.
  • The 1st and 2nd floor have a laminate floor covering.
  • Cleaning the cloth of the sunscreen at least once a year with a soft brush (do not use water). Please take special attention to close the garden door of the living room before extending the sunscreen.
  • Prevent the occurrence of any vermin and fight vermin when necessary (www.vaneckbv.nl)
  • Pets are not allowed, unless approved in writing by the owner of the property. Even after approval the renovation costs of the parquet for scratches caused by the pet and for stains resulting from urine on the parquet floor will be carried by the tenant.
  • At least once a year cleaning of the gutters, especially the water drainage on the roof of the first floor at the back of the house.
  • Maintain the property as if it is your own in order to avoid unnecessary costs at the end of the rental period
  • The heating & ventilation system will be maintained by the property owner on a 18 month schedule.

Be aware the property needs to be handed over after the rental period in the same condition as when the rental period started:

  • Walls, ceilings, doors, frames etc. have to be painted in the same colour scheme
  • No labels etc. on cupboards, doors, walls etc.
  • Avoid making drill holes in the walls, ceilings etc. as they need to be removed and plastered

If you lose any key we will be obliged to charge the full amount for changing the lock(s). The amount will be charged against the prevailing costs and proven by an original invoice.
